Tenants filling up new medical office building next to Ukrop’s food hall

An established pediatric practice and an up-and-coming orthodontist will be among the residents of a new building next to Ukrop’s Markthal.

Pediatric Associates of Richmond and Doswell Orthodontics plan to open this spring at Sunset Hills Square, a development on the corner of Patterson Avenue and Horsepen Road.

The two medical practices will occupy most of Sunset Hills Square’s 15,000-square-foot medical office area, which also includes Ukrop’s one-year dining hall.

Pediatric Associates of Richmond will move from its nearby old office at 7113 Three Chopt Road Suite 101 in the Triangle Park shopping center.

Jeffrey Mapp, managing partner of Pediatric Associates of Richmond, said the group has been in the Triangle Park office for more than 30 years. He said it was hard to pass up the opportunity to build a new office from scratch and still stay close.

“We’ve been at this location for so long and our patients know this office as our home base,” Mapp said. “We get to design (the new office), as opposed to what has evolved over time.”

At 10,000 square feet, the upcoming office is about the same size as the current office in Triangle Park, Mapp said.

Pediatric Associates of Richmond also has offices at 8485 Bell Creek Road Suite B3 in Mechanicsville and 4300 Pouncey Tract Road in Short Pump. The practice has a total of 67 employees, 17 of whom are doctors and six practice nurses.

His new neighbor in the building isn’t that long in the tooth.

Doswell Orthodontics is a new orthodontic practice launched by Katie Doswell. The Richmond native previously worked as an associate at another local orthodontic practice for three years before deciding to start her own business.

Doswell settled on Sunset Hills because it is close to her home in town.

“I wanted to work in the area where we live. We pass that location almost daily. So when the opportunity presented itself, we were very interested,” she said.

Doswell owns the practice and her husband Andrew Born manages the books. Born works at Re/Max in the corporate team of the real estate company.

Doswell plans to hire two to three administrative and clinical staff.

Pediatric Associates has a lease for the 10,000 square foot space of the building. Doswell will occupy one of the two spaces of approximately 2,500 square meters.

The remaining space was up for grabs earlier this week, said Rob Lanphear of Pivot Development, who oversees the project. Construction is in full swing and is expected to be completed by mid-2022.
